Wohnungssuchenden :) Ich bin Philipp, 25, studiere Informatik, bin momentan
allein lebend und suche zur Vervollständigung einer 3-er WG in Eppan noch
eine/n Mitbewohner/in. Das Haus liegt mitten in den Weinbergen oberhalb
von St. Pauls im historischen Widum der St. Justina-Kirche. Ich biete zwei
Zimmer mit Doppelbett an, die Möglichkeit, jeweils einen Schreibtisch
hinzustellen ist vorhanden. Gemeinschaftsräume zur Nutzung für alle sind Küche,
Bad, Gäste-WC und ein großes, sonnendurchflutetes Wohnzimmer mit schönem Kaminofen. Waschmaschine und
Trockner sind vorhanden. Angeschlossen an das Haus ist ein Garten mit
Hochbeeten, Grillecke und Gartenlaube, der ebenfalls von allen Mitbewohnern
gerne genutzt werden kann. Es besteht die Möglichkeit, Fahrräder o.Ä. in einen
Schuppen zu stellen, während Autos an der Einfahrt rechts geparkt werden
können. Die Anbindung an öffentliche Verkehrsmittel ist gut, die Haltestelle
für den Citybus ist nur ein paar Schritte vom Haus entfernt und pro Stunde
dieser fährt jeweils ein Mal zur Abzweigung St. Pauls und zum Bahnhof nach St.
Michael, wo es jeweils alle 10/15 Min. Verbindungen nach Bozen gibt. Der
Mietvertrag wird direkt mit der Pfarrei als Eigentümer abgeschlossen, wobei
sich die Miete auf ca. 450 € pro Monat belaufen wird (noch veränderbar), die
Nebenkosten werden dann unter uns allen aufgeteilt. Es ist eine Kaution in Höhe
von 2 Monatsmieten vorgesehen.

cercatori di appartamenti :) Sono Philipp, 25 anni, studio informatica,
attualmente vivo da solo e cerco ancora un/a coinquilino/a per completare un
appartamento condiviso da 3 persone ad Appiano. La casa si trova in mezzo ai
vigneti sopra San Paolo, nello storico Widum della chiesa di Santa Giustina.
Offro due stanze con un letto matrimoniale e la possibilità di mettere una
scrivania in ogni stanza. In comune ci sono la cucina, il bagno, il WC per gli
ospiti e un ampio soggiorno soleggiato con una bella stufa a legna. Sono
disponibili lavatrice e asciugatrice. Annesso alla casa c'è un giardino con
letti rialzati, zona barbecue e gazebo, che può essere utilizzato anche da
tutti i coinquilini. È possibile riporre biciclette o simili in un capanno,
mentre le auto possono essere parcheggiate sul lato destro del vialetto. I
collegamenti con i mezzi pubblici sono buoni, la fermata del Citybus si trova a
pochi passi dalla casa e ogni ora effettua una corsa fino al bivio di San Paolo
e alla stazione di San Michele, dove ci sono collegamenti per Bolzano ogni
10/15 minuti. Il contratto di affitto verrà stipulato direttamente con la
parrocchia, in qualità di proprietario, e l'affitto ammonterà a ca. 450 € al
mese (soggetto a variazioni), le spese condominiali saranno poi suddivise tra
tutti noi. È previsto un deposito cauzionale di 2 mesi di affitto.

seekers :) I'm Philipp, 25, studying computer science, currently living alone
and looking for another flatmate to complete a 3-person shared flat in
Eppan/Appiano. The house is located in the middle of the vineyards above St.
Pauls/San Paolo in the historic Widum of the St. Justina/Santa Giustina church.
I offer a room with a double bed and the possibility to place a desk. Shared
rooms for everyone to use are the kitchen, bathroom, guest WC and a large,
sun-drenched living room with a beautiful wood-burning stove. Washing machine
and dryer are available. Attached to the house is a garden with raised beds,
barbecue area and gazebo, which can also be used by all flatmates. It is
possible to store bicycles or similar in a shed, while cars can be parked on
the right-hand side of the driveway. The connection to public transport is
good, the bus stop for the Citybus is only a few steps away from the house and
every hour this bus goes once to the St. Pauls/San Paolo junction and to the
train station in St. Michael/San Michele, where there are connections to
Bolzano every 10/15 minutes. The rental contract will be concluded directly
with the parish as owner, whereby the rent will amount to approx. 450 € per
month (subject to change), the ancillary costs will be divided between all of
us. A deposit of 2 months of rent is provided.
